November – Dealing with Agents

Dealing with Agents

When selling your home, you want to feel assured you have chosen the right agent. The responsibility of an agent is to look after the sale of a property during what can be an emotional venture. It can very overwhelming with the large network of sales agents available within Canberra, however, the ACT Government’s article Reality Check, Third Edition; a Real Estate Guide for Buyers and Sellers ACT, explains the obligations a sales agent has to their clients and the rights buyers and sellers have when selling or looking for a property.

Sales agents primarily work for the seller and their best interests, in addition, they will also endeavor to build relationships with the potential buyers; helping them find their perfect home if the property they met them at did not quite fit.

By law, real estate agents must fully inform you of the terms and conditions of the sales agreement you will be required to complete if you engage in their services, communicate all offers to you, state an estimated price in the sales agreement, disclose any seller bid and act in accordance with your instructions. After conducting an initial appraisal and comparative market report on your property, the agent will provide you an estimated selling price of the property and advise a method of sale.

The Agents Act 2003 requires all real estate agent personnel to be of good character, to possess prescribed competencies and qualifications, and to conduct themselves professionally and ethically at all times. Nevertheless, Peter Morrell Real Estate strives to go over and above by providing 6-star service to all their clients.

The frequently asked questions and concerns from clients tend to be, ‘what is the best price I can get for my property?’ ‘What is the best method of sale? ‘How much commission do I have to pay to the agent?’ And most importantly, ‘does the agent have my best interests?’

The point of difference with Peter Morrell Real Estate are our broad marketing strategies which cater to each individual property, our extensive  buyer database and our access to a range of quality photographers, copywriters and videographers. With these tools we can present a property in its best light through various media and access approved buyers prior to or without marketing.

Dealing with agents can be a daunting thought but if you pick the right agent and agency, it can make the entire experience rewarding, stress less and an overall exciting experience.
